• I require 100% payment upfront
• I play on PS5 so it takes me a longer time sink and float furniture. My prices reflect how much time I put into my work
• I can work anywhere in NA as long as the server isn't congested
• I'm open to any style and like to challenge myself. Current themes I'm interested in are Japandi, Eastern, modern, cafes, character themed, kawaii
• I will not use the entire house. For smalls my most used layout is all of main floor and 1/3 downstairs. I can also do 1f builds too if requested
• Furniture fee is included in the price, but depending on how expensive the furniture could be I might require more, ex. Eastern Indoor Pond
• My build time usually never takes more than a month
• After I'm done and had photos taken for my portfolio, you are free to change whatever you want!
